dc.description.abstractThis exploratory study aims to investigate the prima facie conjecture that there are barriers to the effective inculcation and practice of sustainability concept and green building elements among the main players in property development in the states of Perlis, Kedah and Penang. These barriers may well be reasons for the main players to be less responsive to such inculcation and practice. The bamers can be viewed as challenging and limiting factors Irather than translated into critical success factors] that the industry as a whole and the decision makers, in particular, will have to consider seriously If the practice were to be encouraged. Four prominent challenging and limiting factors are identified They are the lack of skill in sustainability concept and green building elements among the main players, absence of specific rules and regulations on sustainabihty concept and green building elements available to the players; lack of awareness on sustainability concept and green building elements among them; and lack of sustainability concept and green building elements in built environment educational programmes. The factors were transformed into four hypotheses to be accepted or rejected. Eighty judgmentally and purposively selected respondents were involved in this study. A questionnaire survey with questions designed around the hypotheses was administered The collected data from the survey were analysed based on factor analysIs and reliability using SPSS for windows version 13. The major research findings indicate that there was a concordance of opinions among the respondents on the four challenging and limiting factors. Three hypotheses were accepted based on the analysis. The rejected hypothesis was on the lack of awareness among the players on the sustainability concept and green building elements inferring that they were aware of such concept and elements. The mean analysis shows that the answers to all questions are more than 3.0, inferring that all items can be categorized as important (I.e., they are of the same rank). Factor Analysis is employed to group all the fae ors. As a result, only the challenging and limiting factors on the lack of skill in sustainability concept and green building elements and the lack of awareness on sustainability concept and green building elements among the main players can be grouped and then subsequently divided into two components. This study recommends the need for all parties involved to develop plans, regulations, procedures, specific guidehnes and inputs to pertinent academic programmes if the sustainability concept and green building elements were to be effectively practised in property development in this country as a whole.en_US
